Today we’d like to introduce you to Mark Schwaiger.
Hi Mark, thanks for sharing your story with us. To start, maybe you can tell our readers some of your backstory.
HOCO Workspace started as a practical business opportunity. We bought a building and had approximately 20,000 square feet of unused space above our headquarters and initially asked ourselves, “How can we best utilize it?”
As the idea evolved, it became much bigger than simply filling office space. We realized we had the opportunity to create something meaningful for the community—a place where entrepreneurs, startups, remote professionals, and small businesses could come together to work, collaborate, and grow.
Our vision is to build more than a coworking space. We want to create an environment where people genuinely enjoy coming to work. Whether that’s coming in for a workout, getting on a mountain bike, connecting with other business owners over coffee, or participating in wellness and networking events, we want HOCO Workspace to blend productivity with community.
My business partner, Scott Smrkovski, and I have built successful companies over the years, including INFINITI HR. HOCO Workspace isn’t something we had to do—it was something we wanted to build because we believe it can make a positive impact while creating an exciting new business.
One philosophy I’ve always lived by is what I call the ELF Principle: a business should be Easy, Lucrative, and Fun. If it’s missing one of those elements, I usually take a step back and reconsider whether it’s the right opportunity.
Would you say it’s been a smooth road, and if not what are some of the biggest challenges you’ve faced along the way?
Like most entrepreneurial journeys, there have been plenty of challenges.
Construction has been one of the biggest learning experiences. While we anticipated the project would require a significant investment, the initial bids came in much higher than expected (more than double). It reinforced something I’ve believed for years: obstacles are part of building something worthwhile.
I’ve always approached business with the mindset that challenges are opportunities to find creative solutions. Rather than focusing on limitations, I focus on building the revenue and partnerships necessary to accomplish the vision. Make more sales, get more money.
Another important part of the journey has been assembling the right team. In any new business, success starts with having the right people in the right seats. We’ve been fortunate to bring together an outstanding group, including a dedicated community manager, a strategic marketing partner, and trusted advisors who have successfully built and scaled coworking businesses before. Surrounding ourselves with people who share the vision while bringing complementary strengths and experience has been one of the most rewarding aspects of building HOCO Workspace. We’ve also been intentional about designing a lean, scalable operation that allows us to deliver an exceptional member experience without a large organizational footprint.

Is there something surprising that you feel even people who know you might not know about?
People are often surprised to learn that I’m 55 years old and still pole vault.
I’ve always believed in challenging myself physically and mentally, and staying active is an important part of my life. I also love to travel and make it a priority to explore new places throughout the year. Experiencing different cultures and perspectives continually inspires me both personally and professionally.
