Hidden Gems: Meet Eric Zelik of YourRentIntel

Today we’d like to introduce you to Eric Zelik.

Hi Eric, thanks for joining us today. We’d love for you to start by introducing yourself.
My real estate journey started about twenty years ago. I earned a degree in Information Technology and began working for an IT company, but I knew I wanted to build something of my own. After reading everything I could about real estate, I decided it was time to stop reading and take action.

My first opportunity came through a friend who owned a multi unit property in South Baltimore. There was a vacant house next door, so I researched the owner, went to his home, and told him I was interested in buying it. I renovated and sold the property, and about five months later I received my first real estate check for more than $92,000. Around that same time, I earned my MBA while continuing to work and build my real estate business.

From there, I became involved in rehabbing, wholesaling, lease options, and eventually owning rental properties. When the housing market crashed, many investors who had planned to renovate and sell their homes suddenly needed tenants. I saw the shift taking place and began providing tenant placement services.

That work eventually grew into Yes We Rent Houses, where I expanded from tenant placement into property management. I also created Flipping Landlords, a system that taught others how to provide tenant placement services in their own markets. Through these experiences, I learned the rental business from several perspectives, including those of an investor, landlord, tenant placement specialist, and property manager.

About a year ago, I began noticing a growing problem. As rents increased, some property owners developed expectations that did not match what qualified tenants could realistically afford. Owners were often deciding what to charge based on what a friend told them, what a neighbor claimed to be receiving, or an estimate they found online. Those numbers did not always account for the condition of the property, nearby competition, vacancy rates, tenant income requirements, or what was actually happening in that specific rental market.

That problem led me back to my technology background. In September 2025, I began building YourRentIntel.com, an AI powered rental market analysis platform designed to help property owners better understand their local market and make more informed decisions throughout the US. Instead of relying on one estimate or opinion, the platform analyzes multiple sources of rental market information and presents the findings in the rental analysis dashboard, helping owners evaluate pricing, nearby competition, vacancy, affordability, and the pool of tenants who may qualify.

The goal is not simply to show an owner the highest possible rent. It is to provide a more realistic picture of the market so the owner can better understand pricing, demand, competition, along with presenting several important data points like rent to income ratio. Setting the rent too low can leave money on the table, but setting it too high can result in a property remaining vacant and ultimately costing the owner more.

YourRentIntel brings my career full circle by combining my education and experience in technology with twenty years of working in real estate. I continue operating Yes We Rent Houses, which keeps me connected to the challenges owners and tenants face in the real world. That experience continues to help me shape YourRentIntel.com as I build a practical tool for rental property owners in Maryland and across the country.

We all face challenges, but looking back would you describe it as a relatively smooth road?
It has definitely not been a smooth road. Early in my real estate career, a property I was renovating caught fire shortly before it was completed. At the same time, the contractor responsible for that project had my money tied up in two other unfinished properties.

That setback was followed by the housing crash around 2008. Properties became difficult to sell, financing tightened, and the business model that had been working for me suddenly stopped working. I was only in my twenties and seriously questioned whether I wanted to remain in real estate.

A mentor encouraged me to focus on how the market was changing instead of what was no longer working. That helped me recognize the growing need for tenant placement and eventually led me into property management. I learned that sometimes an opportunity is not gone. It has simply changed, and you have to be willing to change with it.

Building YourRentIntel has presented a different challenge. Understanding the rental problem through experience is one thing. Turning that knowledge into a useful and easy to understand technology platform is another. It has required testing, learning, and accepting that the first version is rarely the final version.

I am also building YourRentIntel while continuing to operate Yes We Rent Houses and being present for my wife and children. After my faith, my family is my greatest priority. Giving my businesses and my family the attention they deserve requires discipline, patience, and being intentional with my time.

The biggest lesson I have learned is that experience does not prevent challenges. It helps you respond to them differently. Real estate has taught me to adjust when the market changes, learn from setbacks, and keep moving forward when the original plan no longer works.

YourRentIntel is an AI powered rental intelligence platform designed to help rental property owners make more informed decisions. An owner enters a property address and receives an interactive analysis of the property and its surrounding rental market.

The platform brings together an estimated rent range, local rental comparables, five year market trends, vacancy, days on market, tenant affordability, and rent to income ratio. It also provides investor focused information such as estimated property value, rent to value ratio, gross yield, neighborhood demographics, construction activity, and comparisons with HUD Fair Market Rent. AI generated insights help explain what the information may mean for that particular property.

What separates YourRentIntel from many other tools is that it goes beyond a rent estimate and a list of comparable properties. The interactive dashboard combines rental data with affordability, investor metrics, neighborhood conditions, construction and supply activity, local policy information, and walk, transit, and bike scores. Transparency is also an important part of the platform, so the data sources are clearly identified and owners can understand what information their analysis is based on.

The platform was built from real rental experience. I have worked in real estate for twenty years as an investor, landlord, tenant placement specialist, and property manager. I continue operating Yes We Rent Houses, which keeps me connected to the decisions owners face and the factors that affect whether a rental property performs as expected.

I am most proud that YourRentIntel takes information that would normally require visiting several different sources and organizes it into one clear and interactive experience. Owners can explore the analysis online and download a shareable PDF when needed. The platform does not promise a perfect rent or investment outcome. Its purpose is to help property owners understand the full picture, ask better questions, and make decisions with greater confidence.

So maybe we end on discussing what matters most to you and why?
What matters most to me is my faith and my family. My faith gives me direction and helps shape how I approach my responsibilities, the way I treat people, and the decisions I make. After my faith, being a loving husband and father is my greatest priority.

Building businesses and creating something successful are important to me, but success means very little if I am not present for my wife and children. I want my children to see the value of hard work, perseverance, and taking action when you believe in an idea. At the same time, I want them to understand that work should never cause you to lose sight of the people who matter most.

I genuinely enjoy building businesses, solving problems, and taking on new challenges. It is exciting to take an idea and work toward turning it into something useful, but providing for my family and creating opportunities for them is what gives that work a deeper purpose. At the end of the day, maintaining that balance is what matters most to me.
